Advertising property on the internet is a great option for Landlords and Property Managers. It is easy, and sometimes free, to list property online. And for the renter, searching for a home with specific features is easier than ever. There are several websites available varying in price and options. Below are some examples to review and compare. The websites are outlined for their unique pricing structures and not as an endorsement. They show the variety of features and services available to landlords and property managers.

Advertise Rental Property on Craigslist

Craigslist.org offers free listing. The first step in listing an ad is to set up a free account and accept the terms of the agreement. Then simple follow the step by step instructions for listing a new ad and provide a phone number or email (the email will be masked). Up to four photos are allowed. To remain near the top of the listing some Landlords periodically resubmit the listing.

List Property Online on Rent.com

Owned by eBay, landlords list the property online and only pay for the renters who contact them through the Rent.com website. The current cost is $15 per lead. The landlord can set a maximum number of new leads to receive in a 30 day period. Once the maximum number is reached, the ad becomes inactive. The Landlord can reactivate the ad if necessary. To list an ad on Rent.com, the landlord needs to create an account and fill out the property information questionnaire. Rent.com allows unlimited photos, a virtual tour, maps and directions.

For 50 or more units, there is a Pay Per Lease program. There is no monthly fee to list the property. Managers pay Rent.com $389 only when the advertisement results in a lease.

Landlords Can Create an Ad on RentalHouses.com

RentalHouses.com specializes in houses for rent, single family homes, townhomes, condos, duplexes, and small apartment buildings. Ads appear on the website in about 48 hours. The Landlord can create the ad once and it can be reactivated again when every necessary.

This online website offers two listing packages:

  • Silver Listing: Current cost is $49 for a 30 days listing. This package includes custom property management tools and reports, real-time tenant inquiries and up to 10 photos per listing. There is ample space for a detailed property description and the automatically generated Google Map and directions.
  • The Silver Listing with Network of Sites: Current cost is $89. This package includes an added benefit of the listing appearing on a network of sites including Rentals.com, Google Base, Vast, Oodle and more.

Compare Advertising Packages on Apartments.com

Apartments.com has packages for Landlords who have one vacant rental property or property managers who have multi–unit properties with reoccurring vacancies.

For rent by owner online advertising package:

  • Basic: Allows a basic description and no photo. The ad is posted for 30 days for the current price of $100.
  • Enhanced: Allows a full description and 20 photos. Listed 30 days for $105 or 60 days for $139.
  • 6 Month Enhanced: Allows a full description and 20 photos for 180 days.

Premium Property Online Advertising

For larger properties with several units and reoccurring vacancies, Apartment.com offers Premium Ad Packages that are listed online continuously. The various packages offer different levels of service. For example, the top of the line Platinum Ad Package offers features such as a 360 degree virtual tour, priority listing and a link to the management company website. A unique toll free number and printable brochure are also available. The price depends on the extent of service the property manager requires.

All of the websites have search tools allowing the renter to refine their search to properties that meet their very specific needs. The search is free for the prospective renter. There is an advertising package for a variety of needs and price ranges. The ease of use for the renter and the landlord makes the Internet advertisement a great resource.
